A new report reveals that homes in Saskatoon are nearly $100,000 more expensive than those in Regina, underscoring a growing divide in Saskatchewan's housing market. The data, released by the Saskatchewan Realtors Association, shows the average home price in Saskatoon reached $432,000 in June 2026, compared to $336,000 in Regina.
Price gap widens
The $96,000 difference marks a significant increase from previous years, when the gap hovered around $70,000. According to the report, Saskatoon's stronger economy and population growth have driven demand, while Regina's market has remained relatively flat. “Saskatoon continues to see robust job creation, particularly in technology and construction, which is attracting new residents and pushing prices up,” said association spokesperson Lisa Tremblay.
In contrast, Regina's housing market has been hampered by slower economic growth and a recent decline in government sector employment. The report notes that Regina's average home price has only risen 2% year-over-year, compared to Saskatoon's 8% increase.
Impact on buyers
The widening gap is putting pressure on first-time homebuyers in Saskatoon, who face higher down payments and mortgage costs. “It's becoming increasingly difficult for young families to enter the market here,” said local realtor Mark Chen. “Many are looking to Regina or smaller communities for more affordable options.”
Meanwhile, Regina remains one of the most affordable major cities in Canada, with a median household income-to-home price ratio of 4.2, compared to Saskatoon's 5.6. The report predicts the gap may continue to widen if current economic trends persist.
