The 2026 FIFA World Cup is creating a seismic shift in the lodging markets of host cities across North America, with short-term rental prices reaching unprecedented heights. For spectators, especially international travelers, attending the tournament is becoming an increasingly expensive endeavor, while property owners are positioned to reap substantial financial rewards.
Luxury Rentals Command Astronomical Rates
In the tri-state area surrounding New York and New Jersey, the housing frenzy is particularly intense. Bobby Roufaeal, founder of Settled In Property Management, manages over a dozen short-term rentals in New Jersey and reports that luxury properties could generate up to $240,000 in revenue during the tournament period from June 11 to July 19. Roufaeal is tripling rates for his units in anticipation of massive fan influx and is fielding numerous inquiries from homeowners eager to capitalize on the demand.
"They're like, listen, I'll figure it out. I'll go stay with my relatives for the month or for a few weeks just to be able to capitalize on this revenue," Roufaeal explained, highlighting the extraordinary measures property owners are willing to take.
Specific Examples of Price Surges
Current listings vividly illustrate the dramatic price increases. One six-bedroom Airbnb property in Princeton, New Jersey, is being offered at approximately $6,000 per night during the World Cup—a staggering 140 percent increase compared to its price just one year ago. Remarkably, this property is located more than an hour's drive from MetLife Stadium, where matches will be held, demonstrating how the pricing frenzy extends well beyond immediate stadium vicinities.
The data from analytics platform AirDNA reveals particularly sharp increases in certain New Jersey communities. Montclair, an affluent suburb, has experienced a 169 percent increase in short-term rental occupancy during the group stage compared to the same period last year. Nearby towns including Clifton, Newark, Paterson, and Jersey City have also recorded significant surges in rental demand and pricing.
Economic Opportunities and Challenges
Airbnb has acknowledged the economic potential of major events like the World Cup, stating in an emailed response: "Big events like the FIFA World Cup create meaningful economic opportunities for local hosts, many of whom use the extra income to offset the rising cost of living. At the same time, guests still have a wide range of listing options to choose from—as of late February, roughly 80% of available listings across host cities were priced under $500 a night on average."
The platform has further incentivized new listings by offering up to $750 in cash bonuses for first-time hosts. However, for travelers, the cumulative costs are becoming prohibitive. Beyond soaring accommodation prices, expenses for tickets, flights, and other necessities are creating significant financial barriers.
Creative Solutions for Cost-Conscious Fans
Mehdi Salem, founder of French soccer fan association Les Baroudeurs du Sport, is implementing creative strategies to manage costs while organizing accommodations for 80 members traveling to see France play at MetLife Stadium. "Some prices are totally ridiculous," Salem remarked, describing his approach of booking Manhattan hotels more than a year in advance when prices were lower and now exploring options in New York City's outer boroughs like the Bronx and Queens, as well as less-traveled New Jersey neighborhoods.
Salem's group is even resorting to squeezing eight people into rooms designed for four, illustrating the extreme measures fans are taking to manage World Cup expenses. The broader tourism impact is substantial, with reports indicating hotel rates in host cities may increase by an average of 300 percent around opening matches.
