A three-bedroom house located at 88 Prust Ave. in Toronto recently sold for $1.37-million, just $30,000 below its asking price of $1.4-million. The property, which last changed hands in October 2009 for $545,000, was listed in March 2026 and spent only four days on the market.
Strategic Pricing Decision
The home is situated a few blocks north of Greenwood Park, an area where properties are often drastically underpriced to attract multiple offers on a predetermined date. However, the owner was uncomfortable with that strategy and anxious that it would result in a crop of unsatisfying offers while scaring off other buyers altogether. Instead, they determined to list the home at what they saw as its fair value, without any deadlines for would-be buyers to tender a bid.
“In this area and price point, we’re seeing way more hold-offs on offers,” said listing agent Gillian Oxley of Royal LePage Real Estate Services Oxley Real Estate. “Clients have different risk tolerances. This client felt if we priced it at $999,000, what would happen if nobody came?”
Swift Sale and Negotiation
As it turned out, one of the property’s first visitors requested to buy it right away, and negotiated the terms as other buyers were passing through the open house. In the end, a deal was settled at $30,000 shy of the asking price.
“It’s a big, detached house in a prime location, and the buyers came to the table with a really good offer,” Ms. Oxley said. “In this market, you deal with the bird in the hand.”
Property Features
The 2½-storey house includes a living room with a wood-burning fireplace, a dining area, and a kitchen with access to a west-facing deck. There are three bedrooms and two bathrooms. The principal bedroom boasts cathedral ceilings and sliding doors leading to a rear deck. The basement offers an additional bedroom, kitchen, and recreation area, along with a separate entrance to the 20- by 119-foot grounds.

“It had no parking, but it’s really hard in this price point to find a detached house in Riverdale,” said Ms. Oxley. “It’s a great entry-level home.”
