The unit, described as a one-bedroom plus den, lacked a fully separate den space, which influenced buyer interest and pricing strategy.

Listing and Sale Details

The property was initially listed in September 2025 at $699,999, then reduced to $679,900 in October 2025, and further lowered to $665,000 in February 2026. It sold in April 2026 for $655,000, below the final asking price. The previous selling price was $323,828 in January 2011. Annual taxes for 2025 were $3,529, and the property spent 191 days on the market. Listing agent Christopher Bibby of Re/Max Hallmark Bibby Group Realty handled the sale.

Market Context

Agent Bibby noted that the building also had a similar unit on the 31st floor (unit 3106) that featured a separate den, which sold for $690,000 in March 2026. The unit on the 29th floor lacked this separation, making it less desirable to buyers despite its west-facing exposure and natural light. The price difference reflected the premium placed on defined den space.

Bibby emphasized that staging the unit after the tenant moved out was crucial. “When we made the last price drop to $665,000, we staged it, and it really pushed us over the finish line,” he said. The sale of unit 3106 provided a real-time comparable for negotiations, which Bibby said was more effective than older sales data.

The condominium offers full-height windows and sliding balcony doors off the living room, a semi-private bathroom, and a kitchen with a dining table built into the island. It includes one parking space. Monthly fees of $644 cover heating, water, and access to a rooftop deck and pool.

Bibby noted that the building’s architecture and amenities attract buyers, and that comparable square footage in newer buildings would typically accommodate a two-bedroom unit.
