National Partnership Drives Innovation in Home Construction

The project represents a strategic four-way partnership between Avalon Master Builder, the Canadian Home Builders' Association (CHBA), the Institute of Catastrophic Loss Reduction (ICLR), and insurer Aviva Canada. Dan Sandink, senior director of resilience programs at ICLR, emphasizes that the goal is to evaluate the practicality and constructability of resilience measures. "We are working with builders on pilot projects to help 'demystify' the concept of resilience, which is a relatively new concept to many builders and renovators—and often gets conflated with greenhouse gas mitigation," Sandink explains.

Kevin Lee of the CHBA highlights Avalon's leadership role, stating, "Avalon's leadership in the pilot project demonstrates how builders can be part of the solution to climate resilience." The findings from this pilot will be instrumental in refining national guidelines for homebuilders, insurers, and homeowners, setting a new standard for climate-adaptive construction.

Zen Belmont: A Model for Net-Zero and Climate-Resilient Living

The Zen Belmont development, located in Calgary, will feature 120 net-zero ready and net-zero townhomes designed to mitigate hail and wind damage—two of the most frequent and costly causes of property losses in Alberta. Chris Williams, president of Avalon Master Builder, underscores the project's significance: "Building homes that stand up to Canada's changing climate is part of our commitment to long-term value and safety for our customers. This project is about proving that resilience can be built in from the start, using practical, tested approaches that make sense for builders and homeowners alike."

Avalon, already renowned for its net-zero home designs and sustainable construction practices, is pushing the envelope with Zen Belmont. Williams notes that this project is unprecedented in Canada, as there are no other market-affordable townhome projects built to such high levels of energy efficiency and climate resilience. The development builds on Avalon's successful Zen series, offering stacked townhomes across eight buildings, with configurations including one-bedroom, one-level homes and two-bedroom, two-level units.

Advanced Features and Sustainable Technologies

All Avalon homes incorporate a net-zero ready building envelope and a heat pump, adhering to the CHBA's stringent net-zero labeling program, which is backed by the EnerGuide performance testing and modeling system. To enhance resilience, the project utilizes hail-resistant solar panels sourced from Skyfire Energy, providing an additional layer of defense against weather extremes. Williams elaborates, "Adding solar panels to the net-zero ready home takes it that step further, making it both fully net zero and adding that first line of defence against weather."

The Zen Belmont homes are designed with thoughtful amenities: two-storey units include fenced backyards and bike storage, while one-bedroom homes feature private front patios, large windows, and glassed front doors to maximize natural light. This attention to detail ensures that climate resilience does not compromise livability or affordability.
