First impressions matter more than ever for home sellers in Calgary's resale market this spring. With inventory up 13 per cent year-over-year, buyers have more options, making curb appeal a critical factor in attracting offers.

Why Curb Appeal Matters Now

According to Michael Cain, broker/owner of Re/Max House of Real Estate, the current market offers buyers plenty of choices, especially for higher-priced detached homes, townhomes, and condos. While demand remains strong for single-family homes under $800,000, other segments are seeing slower sales and increased supply. This shift means sellers must work harder to stand out.

"The first impressions are very important," Cain says. "If the drain pipes are stepped on, the eavesdrops are hanging and garage doors are faded out, that's a turn-off for buyers." A Re/Max report last year found that over 40 per cent of homebuyers cited lack of curb appeal as a deal breaker.

Simple Fixes That Pay Off

Cain emphasizes that sellers don't need major renovations to attract interest. Small, inexpensive improvements can go a long way. "Decluttering and a thorough cleaning can go a long way," he notes. "When people see everything everywhere, they can't see how their lifestyle's going to fit in the home."

Professional home staging is increasingly popular, especially for higher-priced listings. Edmonton realtor Delia Addessi, who also stages homes, explains that full staging with furniture and décor involves a monthly fee, often up to $1,500 for high-end properties. While staging may not guarantee a higher price, it can attract more bids and reduce days on the market.

Virtual Staging and Other Options

For sellers on a budget, virtual staging offers a cost-effective alternative. It allows buyers to see an online listing with attractive virtual décor, giving them a sense of how their own furnishings could look. Addessi says this can be a helpful tool for many listings.

For most homes, a thorough cleaning inside and out, along with removing personal items like family photos and knickknacks, can make a space feel more inviting. "Having your home look its best can mean a quicker sale and an edge in an area with a lot more supply," Cain concludes.
