Calgary Spring Real Estate Market Slow Start

Calgary's typically busy spring real estate market stumbled through April, with sales and benchmark prices declining amid rising supply, according to the Calgary Real Estate Board (CREB). Resales for all housing types fell six per cent year over year, totaling 2,104 transactions. The apartment-style condominium segment accounted for much of the decline, with only 432 transactions, a 27 per cent drop from April 2025.

Housing Segment Performance

In contrast to apartments, other housing types showed stability or modest growth. Single-family detached homes, which made up more than half of all resales with 1,095 transactions, saw activity flat compared to the same month last year. Semi-detached homes experienced a 14 per cent increase year over year, with 214 sales, while townhome resales grew modestly by two per cent to 363 transactions.

Benchmark Price Trends

The overall benchmark price for the Calgary market fell three per cent to $568,800. The apartment benchmark saw the largest decline, dropping nine per cent to $301,400. Townhome benchmarks decreased seven per cent to $422,900, while single-family detached homes fell three per cent to $745,300. Semi-detached homes were the only segment to avoid a price decline, with a benchmark of $690,200, unchanged from April 2025.

Market Balance

The overall market remains balanced, with a sales-to-new-listings ratio of 55 per cent. A ratio between 40 and 60 per cent indicates a balanced market, while above 60 per cent favors sellers and below 40 per cent favors buyers. The apartment segment had the lowest ratio at 46 per cent, suggesting a slight buyer advantage.

CREB's data highlights a cooling trend in Calgary's spring real estate season, particularly for condominiums, as supply increases and demand softens. The market's balance suggests potential opportunities for buyers, especially in the apartment segment.
