Calgarians looking for rental accommodations in April found more affordable options compared to the previous year, according to a new report from online rental marketplace Zumper.com. The report indicates that Calgary's rental market has become more affordable both month-over-month and year-over-year.
Average Rent Declines in April
The average monthly rent for a one-bedroom suite in Calgary fell approximately two percent from March to $1,600. Year-over-year, the average rent for a one-bedroom unit decreased by three percent. For a two-bedroom unit, the average monthly rent was $1,880, down two percent from March. Compared to April 2025, the average rent for a two-bedroom unit is five percent lower.
Calgary's Ranking in the Study
Calgary ranked 15th among 22 markets in the Zumper study. Vancouver held the top spot for the highest monthly average rent, with a one-bedroom suite averaging $2,400—largely flat from March but down four percent year-over-year. A two-bedroom unit in Vancouver averaged $3,370, up almost three percent from March but down about two percent from April 2025.
Regina was the least costly rental market in the study, with an average rent of $1,240 for a one-bedroom suite in April—down about one percent from March and flat year-over-year. A two-bedroom unit in Regina averaged $1,470, flat month-over-month and year-over-year.
Edmonton was the second least costly market by average rent. The average rent for a one-bedroom unit in Edmonton was $1,240 in April, down three percent month-over-month and nearly five percent year-over-year. The average rent for a two-bedroom unit in Edmonton was $1,600 per month, up almost three percent from March and flat year-over-year.
Overall, the report highlights a trend of decreasing rents in Calgary, providing relief for tenants in the city's housing market.
