Buyer Fatigue Hits Winnipeg Housing Market

Winnipeg's housing market is showing signs of buyer fatigue, according to local realtors, as rising inventory and higher borrowing costs cool demand. Sales in June 2025 fell 12% compared to the same month last year, while the average home price remained flat at $385,000, ending two years of steady gains.

Market Shifts After Post-Pandemic Boom

After a surge in home prices during the pandemic, the market is now adjusting. Realtor Sarah Jones of Royal LePage said, "Buyers are more cautious. They're taking longer to make decisions and are less willing to engage in bidding wars." Listings have increased 8% year-over-year, giving buyers more options.

The Bank of Canada's interest rate hikes have impacted affordability. Mortgage rates for a five-year fixed term now average 5.4%, up from 2.8% in 2022. This has reduced purchasing power, particularly for first-time buyers.

Condos and Townhouses in Demand

While detached homes see slower sales, condos and townhouses remain popular. Realtor Mike Chen noted, "Entry-level properties are still moving, but luxury homes over $700,000 are sitting longer." The average days on market for a detached home has risen to 45 days, up from 30 days a year ago.

Winnipeg's relatively affordable prices compared to other Canadian cities continue to attract out-of-town buyers. However, local economists predict a balanced market for the rest of 2025, with prices stabilizing rather than declining sharply.

Outlook for Sellers and Buyers

Realtors advise sellers to price competitively and prepare for longer selling times. "Sellers need to be realistic," said Jones. "The days of multiple offers over asking are over for now." For buyers, the current market offers more negotiating power and less competition.

The Winnipeg Real Estate Board will release full second-quarter data next week, which is expected to confirm the cooling trend.
