Ryco Properties acquires Marlborough Mall in Calgary

Calgary-based commercial real estate firm Ryco Properties has acquired Marlborough Mall, a 385,000-square-foot shopping centre in northeast Calgary, the company announced this week. The property, located just north of Memorial Drive at 36th Street N.E., was previously owned by Primaris REIT.

Flagship property and regional destination

Ryco Properties is calling the mall its flagship commercial property and one of the city's true regional destinations. First opened in 1971, Marlborough Mall has become a landmark in northeast Calgary, attracting shoppers from across the quadrant. The property sits on 19 hectares of land, with a CTrain station across the parking lot and straddling 36th Street N.E.

The company highlighted the mall's accessibility and proximity to downtown, which generates daily traffic that neighbourhood centres cannot match. The centre is fully leased and held for the long term as a stable, income-producing cornerstone asset, according to Ryco. Its scale, transit access, and decades of standing make it one of the most resilient retail positions in the city.

Vision for revitalization

In a LinkedIn post, Ryco Properties president Ryan Sidorsky expressed confidence in the mall's future. "This community has incredible momentum, strong families, growing businesses, and a deep sense of pride," Sidorsky said. "Our goal is to invest in that future and create a destination that people are excited to visit, support, and enjoy."

Ryco aims to strengthen the tenant mix and transform Marlborough into a vibrant destination. The company's investment strategy focuses on property improvements, new retail opportunities, enhanced customer experiences, community programming, and long-term destination development.

According to its website, Ryco Properties owns and manages more than one million square feet of commercial real estate and over 700 acres of development land across Calgary and southern Alberta. Additional announcements regarding Marlborough Mall tenants, events, and enhancements are expected in the coming months.
