Transform Your Condo Balcony into a Stylish Outdoor Oasis

It may be small, but your condo balcony has the potential to be mighty, inviting you to transform it into a stylish and functional outdoor oasis.

"Oftentimes, the balcony ends up as a storage space or a catchall space but especially if you're living downtown, every square footage counts," says Red Barrinuevo, principal designer of Redesign4More Inc.

Before You Begin

Before buying anything, he recommends you review condo board regulations. Pay particular attention to rules regarding barbecues and other heat sources, flooring, privacy screens and lighting, and whether you're allowed to attach things like décor and planters to the walls and/or railing.

Consider sun and wind exposure. The amount of sun exposure will determine flower and plant choices. "If you're higher up, you may have more wind exposure, so you want to have more substantial furniture, so it won't get blown around," he says. Materials should be UV, mildew and moisture resistant. You should also think about how you'll store or protect furnishings when colder weather arrives.

Adding texture through an outdoor rug and greenery will create ambiance.

How to Use the Space

Next, think about how you plan to use the space. "If it doesn't serve its purpose, you're not going to use it," Barrinuevo says. "Depending on its size, maybe it's going to be an extension of your living room or a reading space. If it's big enough, it's better to create zones – maybe a space for dining and another for entertaining."

Designers and founders of RZ Interiors Shima Radfar and Bahar Zaeem also recommend you think about how you want to use the space before selecting furniture or décor. "Is it meant for lounging, entertaining, dining, working outdoors or simply enjoying your morning coffee? Even a compact balcony can function as an extension of your indoor living area when planned intentionally," they say.

One of the first design elements to consider is the flooring, Radfar and Zaeem advise. "Adding an outdoor rug can instantly soften the space and make it feel more inviting, while prefabricated deck tiles are a great option if you want something more durable and architectural looking," they say. "Flooring alone can dramatically change how finished the balcony feels."

If size allows, opt for a compact loveseat paired with a coffee table rather than a full dining setup, they add. "In smaller condo balconies, lounge seating typically creates a more relaxed and social atmosphere while requiring less circulation clearance than a dining table and chairs. It also allows the space to feel larger and more flexible."

Another great addition is a slim balcony-mounted ledge or anchored railing table. "These are especially useful in condos because they create a functional surface for working on a laptop, enjoying a morning espresso or giving guests a place to set down drinks without taking up valuable floor space," Radfar and Zaeem say.

Selecting Furniture

When selecting furniture for a condo balcony or terrace, how you want to use the space should inform your choices. "If you enjoy hosting friends, a comfortable loveseat with a coffee table may work better than a dining set. If you mostly use it for quiet mornings or working outdoors, a small café table or lounge chair setup may be more practical," they say.

Designer Red Barrinuevo recommends creating zones if your balcony allows, such as a dining area and a lounging area, to maximize functionality. He also emphasizes the importance of choosing materials that withstand the elements, like UV-resistant fabrics and rust-proof metals.

For those with limited space, consider multi-functional pieces like storage ottomans or foldable chairs that can be easily stored. Hanging planters and vertical gardens can add greenery without taking up floor space, creating a lush, inviting atmosphere.
