The Clifton: Edmonton's New Luxury Condo Estate Living

Luxury real estate is reaching new heights in Edmonton with the launch of The Clifton, a 12-storey, 18-unit high-end condominium by Autograph Group. Located just off 124th Street overlooking the North Saskatchewan River valley, this boutique project offers the benefits of lock-and-leave living while maintaining the feel of a larger, traditional home.

Record-Breaking Sales and Pricing

The Clifton broke ground in March 2026 and has already sold full-floor units at $9.6 million each. Currently at 75 per cent sold, only six units remain, with prices ranging from $2.85 million to $5.8 million. Originally planned with 20 units, two buyers purchased and combined floors, ensuring no floor has more than two units.

Ryan Debler, senior vice-president of sales at Sotheby's International Realty Canada, noted that million-dollar price tags no longer cause sticker shock in Edmonton. "Over a million or two or three, over five, it's really become the new norm," he said.

Designed for Modern Living

The building's smallest units start at 1,728 square feet, while larger units range from 2,490 to 3,461 square feet. Penthouse units are approximately 4,500 square feet. Many include home offices, media rooms, or libraries.

Most remaining units are three-bedroom offerings, with one two-bedroom option. Features include ensuites for each bedroom, floor-to-ceiling windows with river valley views, expansive terraces with inset heaters for year-round use, high-end appliances from Miele, Wolf, and Sub-Zero, full laundry rooms, and grand entrance foyers.

Boutique Luxury Without Compromise

Autograph president Henry Edgar emphasized that The Clifton offers a rare opportunity for right-sizing without sacrificing lifestyle. "This is one of the few opportunities in today's market where right-sizing does not mean sacrificing how you live," he said. "We wanted to create a boutique offering with no compromises from single-family living."

Finishes are modern and top-of-the-line. The front of the building is primarily clad in limestone, with minimal windows facing east.

Amenities and Unique Touches

Amenities are all on the main floor and include a generously sized lobby with a personal concierge, a dedicated servery, a state-of-the-art fitness room, a secure bike room, personal parcel storage, and a private guest suite. Outdoor features include a courtyard with a pergola, fire table, and outdoor kitchen.

Underground parking receives the same high-quality finishes as the rest of the building. Unique touches include unit numbers set into stone thresholds with downward lighting, and motorized window coverings with blackout systems in primary bedrooms.

Prime Location

Autograph Group has focused on the area around 124th Street and 102nd Avenue for recent projects, including mid-rise rentals Mercury and Cobalt, and the mixed-use Maclaren. Edgar praised the location: "It's adjacent to one of our old, historic, beautiful neighbourhoods, adjacent to the river valley, and has a wonderful mix of art galleries, retail, restaurants, and cafes. I think it's one of the best locations in the city to live."

Construction is expected to be complete by March 2028.
