The Windsor-Essex County Association of Realtors has publicly expressed its strong support for the Municipality of Lakeshore's newly introduced housing incentive program. Addressing the Housing Affordability Challenge

Julianna Biondo, president of WECAR, emphasized the critical nature of the current housing situation in a recent statement. "Across Windsor and Essex County, families are struggling to achieve the Canadian dream of home ownership," Biondo noted. She pointed to economic uncertainty and trade disruptions as significant factors that have increased both the challenge and cost for home builders to initiate new projects, subsequently raising prices for prospective buyers.

"In this environment, municipalities must be bold in their work to get more affordable homes built faster," Biondo asserted, highlighting the need for proactive local government measures.

The association specifically praised Lakeshore's new grant program, which is designed to improve housing affordability through several key mechanisms:

  • Enabling more missing-middle housing options
  • Facilitating additional residential units within existing neighbourhoods

Biondo contrasted Lakeshore's approach with other municipalities in Essex County that are currently debating higher housing taxes and development charges. WECAR provided concerning statistics about the local housing market, revealing that housing prices in Lakeshore have increased by nearly 80 percent since 2019. Concurrently, new housing starts have fallen sharply, creating a significant supply-demand imbalance that exacerbates affordability issues.

"Programs like this send a clear signal that Lakeshore is serious about supporting attainable housing options and ensuring local families have real opportunities to live and stay in the community," Biondo stated, underscoring the program's potential impact on community sustainability and family retention.
