Origin Complex Opens as First Residential Development in Dartmouth Crossing
When developers acquired a 511-acre parcel of land containing three quarries over two decades ago in Dartmouth, Nova Scotia, they envisioned a transformative revitalization project. Their goal was to convert the stone-covered property into a vibrant mixed-use community where residents could live, work, shop, enjoy entertainment, and connect with nature. While much of this vision had been realized in previous years, the living component remained a future prospect until now.
This is changing as real estate developer NADG opens its first residential units, complementing the retail, hospitality, and entertainment services that have flourished in Dartmouth Crossing, part of the Halifax Regional Municipality. Residential was the missing link, says Glenn Munro, managing partner with NADG. We always had it in our plan and installed water and sewer lines, traffic lights, and other infrastructure to prepare for this stage. Now with the first residential elements coming to life, and with more to come, we have a truly complete community.
Living in a Dynamic District
Residents of Dartmouth Crossing will enjoy close proximity to a district populated by all major big-box retailers and the Village Shops, a main street lined with boutiques and fashion outlets. The entertainment district is also nearby, featuring more than 25 bars and restaurants, a large cinema, a games complex, and other attractions.
The developer anticipates that people working in the area will be drawn to having their homes located just minutes away. The residential units are adjacent to the largest business park district in Atlantic Canada, with around 2,000 enterprises based in Burnside Park and City of Lakes Business Park, employing 30,000 people.
Other features enhance the area's appeal, including the natural environment and abundant sports and leisure opportunities. Dartmouth Crossing includes an abundance of green space, with parkland, two waterways bisecting the property, and numerous walking and cycling trails, Mr. Munro explains. A sports complex with four ice pads, outdoor fields for soccer and football, a large outdoor amphitheatre for community events, and several schools further contribute to the area's livability.
Meeting the Demand for Rental Housing
The first residential complex unveiled by NADG is called Origin, consisting of two residential towers of 12 and 15 storeys, connected by a shared parking podium and amenity centre. It includes 284 rental units, ranging from one- to three-bedroom apartments, penthouse suites, and two-storey townhomes along the front of the podium.
Halifax-Dartmouth is very much a rental market, and we felt it was important to begin by responding to the growing need for rental housing, Mr. Munro notes. We expect future residential elements to include both condominium and rental units. The back of the residential complex borders marshlands, with streams and pathways, offering an unobstructed view of Lake Micmac. Mr. Munro assures that this natural space will remain untouched, with no future building planned there.
A Community Within a Community
The Origin residential complex was designed with an emphasis on quality and a focus on shared experiences among residents. The units and common spaces feature modern design elements and upscale materials and finishes, providing what Mr. Munro describes as an elevated rental experience. We are known for building quality retail, and we wanted to ensure that we continued that reputation and provided quality that is a step above in the rental market.
Origin includes a comprehensive amenities space that fosters community interaction. We were conscious of the value of designing an environment that would create a community, Mr. Munro says. For people working from home, for example, we offer co-working spaces off the lobby, a boardroom, a kitchen, and event rooms. Beyond that, the complex contains an athletic centre, a yoga studio, and a sports bar, plus numerous outdoor meeting places and spots for entertaining. Residents also have access to free car-cleaning stations and dog-cleaning stations, reinforcing the pet-friendly nature of the complex.
The first tower in the Origin residential property is open for occupancy in May, while the second tower will open in the fall of 2026. Looking ahead, NADG plans to ultimately build 2,500 residential units to further enliven Dartmouth Crossing and continue realizing its original vision of a modern community that integrates living, shopping, working, and leisure.
