Developer NAC has introduced three new communities in the Edmonton region to address strong residential demand driven by Alberta's population growth. The communities are located in Edmonton, Leduc, and Spruce Grove, and are now coming onto the market or will be available soon.
Marquis Ravine in Edmonton
Marquis Ravine, situated in northeast Edmonton, is the first of the three communities. It features 175 lots in its initial phase, offering a mix of townhomes, rear-drive, and front-drive homes. The community backs onto Horsehills Creek, a tributary of the North Saskatchewan River, providing natural scenery. Builders include Akash Homes, Landmark Homes, Parkwood Homes, and San Rufo Homes. A show home opening event is scheduled for June 14. NAC's marketing manager, Madeline Rebeyka, noted that the northeast is becoming a more sought-after home destination, and Marquis Ravine is expected to be a beautiful community with the creek as a highlight.
West Creek Estates in Leduc
West Creek Estates is the first community to launch, with its first phase already under construction and the second phase in early stages. Phase 1 offers 130 lots with front-drive and rear-drive homes, townhomes, and estate home options. Phase 2 will add 80 more lots. The community features an eight-acre constructed wetland as its centerpiece, and both phases include pond-backing lots. Amrik Developments is the builder. Located off 50th Avenue near Crystal Creek Drive, West Creek Estates offers larger lots than Edmonton at similar prices, aiming to provide an estate feel without the high cost.
Legacy Ridge in Spruce Grove
Legacy Ridge, located five minutes from Spruce Grove's Tri-Leisure Centre, began home construction earlier this year. Its first stage includes 195 lots, with pond-backing lots and a future school site. Builders are Akash Homes, Bedrock Homes, Pacesetter Homes, and San Rufo Homes, with show homes expected to open this fall. NAC stated that Legacy Ridge will bring modern and contemporary homes to an existing community, offering the benefits of a new neighborhood while providing access to established amenities. Rebeyka emphasized that buying in Legacy Ridge means living in a new community with immediate access to existing services, unlike a completely new area without nearby amenities.
Meeting Housing Demand
These communities come as Alberta experienced the highest population growth rate in Canada and the United States, at 51.4 percent, between 2005 and 2025, according to provincial government statistics. NAC has developed numerous subdivisions in the Edmonton region, including Cy Becker Landing, Keswick Landing, Rosemont, and Villages Desrochers. Rebeyka noted that all three new communities target different areas of Edmonton and the region but share a focus on affordability and choice for homebuyers.
