Glenview Homes Expands Ottawa Presence with Premium Yet Affordable Single-Family Homes

Glenview Homes is making a significant move into the Riverside South neighborhood with the launch of single-family homes at Ironwood. This expansion marks the first time the builder will have active developments simultaneously in the east, south, and west ends of Ottawa, offering citywide accessibility to homebuyers.

Strategic Expansion into Established Community

Joining Cardel Homes, which initially launched Ironwood in 2023, Glenview will construct an enclave of 41 single-family homes on lots measuring 34 and 38 feet wide. According to Glenview's managing director Jake Shabinsky, this move allows the company to cater to homebuyers across the entire city for the first time.

"We're now able to cater to homebuyers citywide for the first time, which is fantastic," says Shabinsky. "They're buying new, but they're moving into an established area. They're not going to be living in the construction zone for very long."

Riverside South, located just across the Rideau River from Barrhaven, began development approximately 30 years ago. The community now boasts more than 6,500 homes, multiple schools, established retail and commercial services, parks, recreational facilities, and light rail transit that was introduced last year.

Premium Features at Affordable Price Points

Glenview is launching on April 11 with 11 lots that include a mix of ready-built and pre-construction homes, featuring north-facing orientations that appeal to certain buyers according to sales and marketing manager Kristy Brayton. The homes already under construction will be ready for occupancy this fall, while pre-construction homes can be completed by year's end.

The development offers two-storey single-family homes and one bungalow design, ranging from 1,561 to 3,393 square feet with two to five-plus bedrooms, including multi-generational options. Despite current market trends where competitors are reducing included features to maintain affordability, Glenview is maintaining its commitment to premium inclusions.

  • Nine-foot smooth ceilings on main floors
  • Hardwood flooring in key areas

"We're in an environment where a lot of our competitors have begun slashing the included features in the homes in an effort to deliver a more affordable home," explains Shabinsky. "A key part of our brand offering is adding more included features in every home we build so we're still very much sticking to our knitting and have not pulled back on the included features that we're offering."

Attractive Pricing and Broad Buyer Appeal

Starting prices are still being finalized but are expected to begin in the $800,000 range with a $15,000 design studio bonus and included air conditioning. While Glenview initially anticipated these homes would appeal primarily to move-up buyers, including previous purchasers from their award-winning Flagstaff development in Barrhaven, there has been unexpected interest from first-time buyers.

Shabinsky attributes this broader appeal to the recent federal government GST rebate, which has made new home ownership more accessible to entry-level buyers. The combination of premium features, established neighborhood amenities, and strategic pricing positions these homes as attractive options across multiple buyer segments in Ottawa's competitive real estate market.
