Calgary's Rental Market Avoids Top 10 Most Expensive in Canada

Calgary's rental landscape offers relative affordability compared to other major Canadian cities, according to a recent comprehensive analysis. The city has secured the 13th position among 23 rental markets examined across the nation, placing it outside the ten most expensive urban centers for tenants.

Current Calgary Rental Figures

The March report from Zumper.com provides detailed insights into Calgary's housing costs. The average monthly rent for a one-bedroom unit in mid-March stood at approximately $1,630, reflecting a modest two percent increase from February figures. Year-over-year data shows a slight decline of about one percent.

For two-bedroom accommodations, the average monthly rent reached around $1,920. This represents a decrease of less than one percent from the previous month and a more significant four percent drop compared to the same period last year.

National Rental Market Overview

Vancouver continues to dominate as Canada's most expensive rental market, maintaining its longstanding position. The average monthly rent for a one-bedroom unit in Vancouver is $2,390, showing a nearly six percent decrease year-over-year. Two-bedroom units command an average of $3,280 monthly, also down six percent from the previous year.

Despite these declines, Vancouver's rental prices remain substantially higher than other cities:

  • Two-bedroom units in Vancouver cost almost $500 more monthly than in Burnaby, the second most expensive municipality
  • Vancouver's two-bedroom average exceeds Halifax's by approximately $700, though Halifax ranks as the third most costly market
  • Interestingly, Halifax's one-bedroom average rent is only about $200 less than Vancouver's

Halifax represents the only rental market outside Ontario and British Columbia to break into the Top 10 most expensive markets nationwide.

Affordable Markets and Regional Comparisons

At the opposite end of the spectrum, Regina claims the title of Canada's least expensive rental market. The average monthly rent for a one-bedroom unit in Regina is $1,250, remaining relatively stable compared to last year. Two-bedroom units average $1,470 monthly, showing a nearly two percent increase.

The report's findings highlight significant regional disparities in rental costs across Canada, with western markets generally commanding higher prices than their central and eastern counterparts. Calgary's position outside the Top 10 suggests the city offers more accessible rental options compared to many other urban centers, potentially making it an attractive destination for renters seeking balance between urban amenities and housing affordability.

These rental trends emerge against a backdrop of broader economic factors influencing housing markets nationwide, including population growth, employment patterns, and regional economic development. The data provides valuable insights for prospective renters, policymakers, and real estate professionals monitoring Canada's evolving rental landscape.
