Averton's New Rental Townhomes Offer Lifestyle in Edmonton Area

The landscape of renting in the greater Edmonton area is evolving, with a major homebuilder stepping into the rental market with a fresh, high-quality offering. Averton, traditionally known for building and selling homes, is now introducing 120 brand-new townhomes for rent across two developments in the region.

New Rentals Target Affordability and Lifestyle

With the first occupancies beginning in December 2025, this move is a direct response to the challenges of housing affordability. "We think the market needs a bit more creativity when it comes to rentals," said Paul Lanni, president and CEO of Averton. "With housing affordability being as challenging as it is, this is something unique that we are offering." The company aims to provide the same excitement and quality for renters as it does for buyers.

The two projects are located in St. Albert's Midtown area and Edmonton's Creekwood Chappelle community in the southwest. The St. Albert development, named Echo, will feature 50 units with occupancy starting this December. The Edmonton project, called Rowan, will add 70 more townhomes, with move-ins expected to begin in early 2026.

Premium Features Define the Echo and Rowan Designs

The rental townhomes are not typical offerings. The Echo residences in St. Albert range from 1,354 to 1,750 square feet, available in two-bedroom, two-bedroom plus den, or three-bedroom layouts. Standout features include private rooftop terraces, designer finishes, ground-floor flex spaces, and nine-foot ceilings. They are also air-conditioned, pet-friendly, and built with enhanced specifications to reduce noise and utility costs. Rent for these units starts at $2,295 per month.

In Edmonton, the Rowan townhomes in Creekwood Chappelle present a Modern Farmhouse exterior aesthetic. Slightly smaller, ranging from 1,281 to 1,615 square feet, they come in two- and three-bedroom configurations. While they forgo rooftop terraces, they include a main floor exterior deck and share many of the premium interior features of the Echo line. Rent here also begins at $2,295 monthly.

A Strategic Shift for the Homebuilder

This launch marks a strategic pivot for Averton, which has primarily focused on for-sale construction until now. By offering the same product as a rental, the company is tapping into a growing demand for flexible, high-quality living spaces without the long-term commitment of a mortgage. "For Averton, it was very important to bring forward the same excitement for a rental consumer as for the for-sale consumer," Lanni emphasized. "At the end of the day, it’s about living our best lives."

This initiative adds a new, upscale dimension to the rental inventory in the Edmonton metropolitan area, providing an attractive option for individuals and families seeking a new home in a developing community with modern amenities and designer touches.
