Arthur Erickson's Architectural Masterpiece Hits Vancouver Real Estate Market
The iconic Hwang House, designed by legendary Canadian architect Arthur Erickson, has officially entered the Vancouver real estate market. This architectural treasure represents one of Erickson's most celebrated residential projects, blending Western and Eastern design philosophies into a harmonious living environment.
Inspired by Traditional Chinese Architecture
When Dr. Paul and Mrs. Josephine Hwang commissioned Arthur Erickson in 1980, they requested a home that would "nestle in private gardens and incorporate both Western and Eastern influences." Erickson found inspiration in the traditional houses of Soochow (modern-day Suzhou) in southeastern China's Jiangsu Province. These historic homes were typically built around canals, bridges, and classical gardens, featuring two houses positioned in opposite directions with a common back wall.
The original Soochow designs included corridors of rooms and second-storey balconies overlooking courtyards, decks, and water features. Erickson adapted these principles to create a home where interiors flow seamlessly into exterior gardens and water elements, establishing a profound sense of peace and tranquillity.
Signature Erickson Design Philosophy
The project perfectly aligned with Erickson's signature approach of designing structures that integrate gently into their natural surroundings. Completed in 1982, the Hwang House features floor-to-ceiling windows that immerse occupants in an expanse of greenery, mature trees, and water elements. A specially designed waterfall, created by a feng shui master, adds to the property's serene atmosphere.
A distinctive bridge spans a large koi pond planted with lilies and bulrushes, where a dozen koi fish create constant movement and visual interest. This element completes the property's sanctuary-like quality, making it a true retreat within the city.
Expansive and Fully Usable Living Space
Listing agent Daniel Tan of Angell Hasman & Associates Realty emphasizes the property's exceptional functionality. "In many Vancouver homes, 10,000 square feet are not fully usable, but in this property you can use the entire 10,500 square feet," Tan explains. The courtyard features a dedicated sitting area for entertaining and barbecues, maximizing the outdoor living experience.
The living room demonstrates Erickson's mastery of blending interior and exterior elements. Encased in tall windows with a curved cantilevered skylit extension, the space creates the sensation of floating above the pond. "The reflections in the water, along with the skylights and the floor-to-ceiling glass, create a beautiful play of light throughout the home during the day," Tan notes.
Recent Updates and Enhancements
The property has received significant updates in recent years. In 2014, the garden was redesigned by Donna Begg of Perennial Design landscapers to include a thoughtful mix of shrubbery and flowering plants. That same year saw the installation of a new bridge, perimeter cedar fence, front and back gates, two rebuilt waterfalls, and new garden lighting.
Interior improvements include custom-made closets, bookcases, and cabinetry installed in the main floor TV room in 2011, along with a redesigned basement bathroom featuring a walk-in shower. A partial kitchen renovation that year added new Miele appliances and custom cabinetry. In 2013, the carpets in the family room, living room, and formal dining room were replaced with high-quality wool carpet and new underlay at a cost of approximately $30,000.
A Legacy Property with Timeless Appeal
The Hwang House represents more than just a luxury residence—it embodies Arthur Erickson's architectural legacy and his ability to create spaces that harmonize with their natural environment while incorporating cross-cultural design elements. As it enters the market, this property offers a rare opportunity to own a piece of Canadian architectural history that continues to inspire with its thoughtful design and seamless integration of indoor and outdoor living spaces.
