Madison Group's new master-planned community Wild Indigo in Breslau is attracting home buyers with single-detached homes starting from the $600,000s, featuring multi-generation layouts and proximity to Waterloo Region's urban centers.
Location and Commute
Located at the corner of Fountain Road North and Menno Street in the Breslau community of Woolwich, Wild Indigo offers a quick 20-minute drive to Guelph or Waterloo, with the Kitchener GO Station nearby. The community is part of the Ontario Provincial Growth plan, which projects the Waterloo Region's population to reach 923,000 by 2051.
Housing Options and Amenities
The project includes 1,600 homes, ranging from freehold townhomes to single detached lots. Features include two-car garages, green spaces, and proximity to local shops and restaurants. The development surrounds a protected natural woodland with extensive trails along the Grand River.
"We see children growing up here," said Oben Necip, vice-president of sales and new development at Corcoran Horizon Realty. "There will be playgrounds and parks for everywhere and it's a place for community to blossom. The location is unsurpassed in the sense that it's nestled within nature, but still has major cities surrounding it."
HST Rebate Incentive
Buyers of newly-built homes in Ontario can save the full 13% HST, up to $130,000 in relief. For new builds between $1 million and $1.5 million, the flat maximum rebate of $130,000 is provided. Madison Group absorbs the cost or integrates it into the final price point. The HST rebate is a temporary one-year measure from April 1, 2026 to March 31, 2027, introduced by the provincial government to revitalize the housing market.
Community Engagement
Madison Group has backed local initiatives such as the Breslau Grand Splash splash pad, Trees for Woolwich, Waterloo Busker Carnival, Oktoberfest, and Winterloo Festival to bolster community building. Necip noted that the development attracts first-time home buyers, downsizers, and parents helping their children purchase first homes. "There's just a great amount of affordability, especially with the new HST rebates. These have really helped buyers get into the market and afford a starter property, at almost the same rates as what they were paying to lease," he said.
