Caivan Brings Efficient Homes to Stittsville's Magnolia

One of Ottawa’s most innovative builders is bringing its vision for redefining homebuilding in Canada to Ottawa’s west end for the first time with the May 9 launch of Magnolia in Stittsville. The 2,000-home development by Caivan adds even more options for buyers in the popular neighbourhood off Shea Road between Fernbank and Flewellyn roads. Caivan becomes the seventh builder to be actively building in the area.

Village Charm Meets Modern Innovation

“Stittsville has built a reputation as one of Ottawa’s more desirable family communities,” says Jonathan Wiseman, Caivan’s executive vice-president of sales and marketing. “It still offers a village charm with a strong sense of community, while being seamlessly connected to everything a family needs to live, work and play. Magnolia will be built on 172 acres just south of EdenWylde, bordering Shea and Flewellyn, with 51 acres — or about 30 per cent — of the site devoted to green space. “Magnolia has been designed around natural green space,” Wiseman says. “The parks, ponds and preserved natural space … will be a key feature of the overall open space system of Stittsville South. Magnolia’s parks will offer both passive and recreational outdoor activities.”

Home Options and Advanced Manufacturing

Caivan will offer a mix of townhomes and singles ranging from 1,648 to 4,379 square feet and three to eight bedrooms. New elevations and features are being introduced, along with a new collection of townhomes. “For anyone who is being introduced to Caivan for the first time, they may recognize us from our main campus and advanced manufacturing facility that’s visible from Highway 416 in Barrhaven. This factory represents what makes us different,” Wiseman says.

The advanced manufacturing Wiseman speaks of relates to Caivan’s sister company, ABIC, which uses proprietary technology, artificial intelligence, robotics and generative design to significantly speed up and improve homebuilding, creating multiple homes a day in its Barrhaven factory.

Launch Details and Pricing

Just over 50 lots will be released at the launch of Magnolia: 21 singles and 32 towns, with prices starting at $499,106 for towns and $649,549 for singles. There will also be launch weekend incentives. The development promises to deliver smarter, more efficient homes designed for comfort and longevity, while preserving the village charm that makes Stittsville a sought-after community.
