Residential home sales in the Windsor-Essex region experienced a significant decline in May 2026, dropping nearly 18% compared to the same month last year, according to the Windsor-Essex County Association of Realtors (WECAR). The data indicates a cooling housing market amid changing economic conditions.

Market Trends and Inventory

WECAR reported that a total of 678 homes were sold in May 2026, down from 825 in May 2025. This decline comes as the number of active listings increased by 22% year-over-year, providing more options for potential buyers. The average sale price also saw a slight decrease, falling 2.5% to $580,000 from $595,000 a year earlier.

Factors Influencing the Market

Local real estate experts attribute the slowdown to several factors, including higher interest rates, ongoing affordability concerns, and economic uncertainty. “Buyers are taking a more cautious approach,” said a WECAR spokesperson. “We are seeing a shift from a seller’s market to a more balanced environment.”

The increase in inventory is giving buyers more negotiating power, with homes spending an average of 35 days on the market, up from 28 days in May 2025. However, demand remains strong for properties in desirable neighborhoods and entry-level homes.

Year-to-Date Performance

For the first five months of 2026, total home sales in the region reached 3,200 units, a 12% decrease from the same period in 2025. The average year-to-date price is $575,000, slightly lower than the $580,000 recorded last year.

Outlook for Summer

Industry analysts predict that the market may continue to cool through the summer months, with potential further price adjustments. “We expect inventory to keep rising, which could lead to more competitive pricing,” noted a local economist. “Buyers who have been waiting on the sidelines may find opportunities in the coming months.”
